Jurisdictions in California often choose to use a Specific Plan (Government Code §65450-65457), Planned Unit Development, design guidelines, or similar tool as the vehicle to allow for more detailed planning and design, within a focused area of a General Plan.  We have developed numerous approved Specific Plans within both urban and rural contexts, serving as the prime consultant. 

A master plan, specific plan, and design guidelines were prepared for a medium-density, mixed-use neighborhood on an 800-acre infill site south of Downtown Sacramento. The Delta Shores plan incorporates quality and sustainable design principles into every aspect of the site and building design responding to the regional and natural setting of the project area. The plan restores a seasonal wetland area as a community amenity and integrates on-site stormwater management techniques.

Design guidelines for focus on high-quality architecture, walkable neighborhoods, being responsive to the unique natural setting, and meeting market demands for residential and retail opportunities within the Airport- Meadowview community. The design guidelines define various sustainable urban planning concepts, which are complemented with high-quality graphics to improve overall readability.

A LEED-ND assessment was conducted for this project to verify the successful implementation of various smart-growth design concepts in the master plan.
