Successful cities, such as London, Singapore, and San Francisco, have developed policies and implementation incentives to increase their mode share for public transit ridership by higher density, compact transit-oriented development (TOD) around stations. TOD, done well, provides walkable, mixed-use communities that save money and time for residents. Ascent’s urban designers have played key roles in TOD plans and have spoken internationally at conferences on the topic.

Easton Place is envisioned as an active, mixed-use, pedestrian- and TOD village in the heart of Easton, a master-planned community in Sacramento County. Centered on the new Hazel Avenue light rail station on Folsom Boulevard, Easton Place provides a higher intensity mix of uses and a place for working, shopping, entertainment, and living. Land planning and detailed neighborhood design planning services were provided for the new 183-acre community.

Three distinct districts incorporate land uses with progressively greater densities and intensities near the light rail station. High-density housing includes 1,644 residential units, supported by approximately 3.5 million square feet of commercial and office space. The park amenity program created a comprehensive trails network that connects Easton Place to the American River Parkway and Alder Creek corridor. The community was designed to meet the Sacramento Metropolitan Air Quality Management District’s air quality standards. Based on guidelines provided by the California Attorney General’s office, the development projects incorporate land use, circulation, building design, and energy efficiency measures that reduce greenhouse gas emissions by 57 percent. Extensive sustainability goals, policies, and design guidelines address the measures that must be implemented to achieve the proposed reduction in greenhouse gas emissions.
